7/12 transfer and registered sale deed

Dear expert, I am going to buy a 1 guntha plot of a R zone property.This 1 guntha part of 12 guntha land and have 7/12 of this land where there are 8 owners from 1 of them I am doing deal. have few questions. 1.R zone plot is not a NA plot then do i need to be a former to purchse this property. 2.I got to know as per new act/amendment R Zone property which has a minimum 10 guntha is valid for 7/12 transfer and registered sale deed.so does it mean I can't go ahead with this deal. 3.what is the process or order of activity 7/12 and sale deed. with regard to 1 guntha  undivided share , you can not purchase from on co-owner.

either partition deed between all co -owner or all co-owner have to sign sale  deed.

NA plot mean agricutural land to be purchased by farmer only.

ask above, then we see formalities of 7/12 entery
