Want to built a farm house on agriculture land

We have a agriculture land in Alibag (District - Raighad, Maharashtra) around 3.5 acre. Out of 3.5 acres, I want built a FARM HOUSE on 15000 sq. feet only.

1. Do we need to convert land from agriculture to Non agri ?

2. Do we need to convert complete land of only 15000 sq. feet

3. If yes, what are the procedure and who is the approving authority

4. I heard about horticulture NA ? Is that applicable here ?

if you are building farm house for the purpose of harvesting crops of your field only and not for the commercial purpose than you dont have to change the natur of land but if you intend to use it as commercial or industrial purpose then you have to apply for the change of nature of land.You hav to apply before the concerned revnu authoity under whose area your farm house/ field is falling.

First of all I would like to thank you for your quick responce. But still there are some queries which are unsolved.

Where can I find the detail about it and which act ?
Do we need to convert complete land of only 15000 sq. feet if I use it for commercial purpose.
I heard about horticulture NA ? Is that applicable here ?

Dear Querist , the procedure regarding all these things will be available on Maharsthra Lland revenue laws which are applicable in Mharasthra.Better you consult any local revenue office for more detail or any local revnue expert lawyer of your own state.
