Valid contract for sale

I have purchased a house where tenent since the time of purchase. After the expiry of the lease period(Aug 2008) the tenent now claims that he has sale agreement  dated March 2007 with old owner.

I have filed an HRC and its now at argument stage in trial court but so far he has not produced any document of sale agreement.   I know he is making a false claim.

He is claiming to have sale agreement dated March 2007, what is the law of limitation.......how many years if anyone has agreement can be valid......
