Tenant rights against suit as bonafide petition

Dear All,

As now there is no difference in commercial and residential rented land, and a landlord can evict any commercial tenant from shop,

But does this judgement is applicable for Haryana Rent Control Act also.

As my client is a tenant from last approx 40 years in Haryana and his landlord has filled a suit for eviction of shop for the start a beauty parlour by his daugher in law, further landlord has also evicted one another tenant on same ground but for son and used the relative daughter in law.

and further landlord is the owner of complete building consisting 7 shops, out of such shops

4 shops are used by son

2 are rented and

1 is in questions.

Please reply in favour of tenants and what are the pleas a tenant can take.

Note: Rent is in arrear from last 13 years and he has demanded for the same in this suit.

Landlord is best judge of his own requirment  and can get evicted to tenant.it is hardly matter that he has many shops.suitability and choice of landlord  is to be seen.
