Stamp duty is a State (Maharashtra in your case) subject, which differ from a State to another.

It is better to consult  a local  lawyer for appreciation of facts / documents and professional advise.

Stamp duty and registration charges in Mumbai, Maharashtra

Stamp duty and registration charges in Maharashtra
Cities Stamp Duty rates (Male) Registration Charges
Nagpur 6% (Stamp duty 5% + Local Body Tax (LBT) 1%)

For properties above Rs 30 lakh - Rs 30,000. For properties below Rs 30 lakh - 1% of the property value.

T. Kalaiselvan, Advocate (Advocate)     03 June 2021

After announcing a massive stamp duty rate cut in August 2020, the state government has decided not to extend the stamp duty waiver on property registrations beyond March 31, 2021 .

Stamp duty rates applicable (w.e.f. April 1, 2021) i  Mumbai City  is 5% (includes 1% metro cess).

However it is 6% (including the local body tax and transport surcharge) for all other cities  across Maharashtra state.

The registration charges in the state are 1% of the total cost, for the properties priced below Rs 30 lakhs and capped at Rs 30,000 for properties priced above Rs 30 lakhs
