I have purchase agriculture land in 2005 as pet 7/12 extract sister name was reflecting in other rights column without any ℅ of share mentioned ,when I asked sellers about sister NOC he said she is not alive ,died in 2000 ,I asked if she has husband and children( legal heir) he said she was widow immediately after marriage, I asked then why didnt to cleared her name ,he said due to age and unknown procedure have not done it , hence I inserted cluase in sale deed that, if any legal heirs arises it will be seller responsibility to clear it.
Further after couple of years the seller died due to old age , but in 2011 legal heir of the deceased sister appeared on 7/12 in other right columns, now in 2025 one.of the relative has take P.O.A in his favour from legal heirs and now demanding amount for settlement.
How can I secure myself from this ?
