i decided to buy a property in bangalore in 2013 and the rate fixed for the house was 52 lakhs.i paid an advance of 38 lakhs .24lakhs through cheque,and 14 lakhs cash.and registered an agreement of sale paying proper fees.he had asked one year time to regester the property and the last date was 4 september 2014 .but he took advance of another 10 lakhs from me in the form of cheque in july 2014.and he is not registering the property to me by taking the balance amount of 4 lakhs.i sent him a legal notice in october 14 he has not sent a reply. pls help me
1)what will be the court fee payable in bangalore civil court for specific performance of agreement of sale?
2)or any other way we can proceed
