Yes, lease deed can be registered in registrar office.  

It is better to get lease deed registered even if it is not compulsory in your State.In case of suit it is good piece of evidence as conditions therein are binding to the leasee.and in case of breach you can sue him.

Lease deed should be registered if it is for more than 11 months as per section 17 of Registration Act. Advantages are that in case the lessor deposses you from the leased primises then  you would be able to take injunction immediately. It gives you better legal right and hold on the property. If you can take chance to searh other property then you can opt to avoid registration but if you avoid even then the same would we treated as secondary evidence .. a week evidence.
