The situation is highly improbable.  The Registration dept., has a process in which there is double check of all essential requisites for a valid sale deed and in absence of signatures the deed can never be registered. (Infact the signature should be done before the Registrar)

No one can assure about the validity of sale deed without studying the sale deed, and there are many aspects to see like actual possession, enjoyment, mutation records, the validity of the seller etc.,  Contact a local advocate show the documents with EC, get a written legal opinion from him for your satisfaction.

I have taken certified copies, purchaser signature is not in the sale deed. How to correct that, can I proceed to buy this property or not

You can bring this notice to the concerned district collector about the sale deed registration without purchaser signature.

To my knowledge, there is no infirmity in the sale deed. The conveyance is complete with the seller sigining the deed and getting it duly registered.

The sale transaction is complete, even in the absence of signature of purchaser on sale deed. There is no legal infirmity in having a sale deed without signature of vendee. Presumably the vendor (seller) has signed, executed and got it registered with concerned SR.

Prima facie it is a hypothetical situation and not real as the Registering Authority ensures signature of both parties, even 100 years ago  attested by two witnesses..

Such sale deed has no value. The buyer has no right in the property. Feel free to contact at sunayana122@gmail.com for further assistance.
