Roof rights

Dear Sir,

i am a resident Flat Owner in a G plus 5 premises comprising 30 flats. The roof has common facilities such as water tanks, dish antennae, ac split unit , lift motors etc. I feel the roof should be a community property. But the landlords state that they have a joint venture agreement with the promoter signed in 1992 according to which they have 30% right in the roof. Should not such an agreement demise once all the 30 flats are sold and registered. This claim by the landlords is coming in the way of utilisation of the roof space by the association for solar power generation and display advertisements. Please advise.
