Reliance left and not paid rent

 i have leased out a godown premises to M/s Reliance telecom Ltd.at
satna on 14th of may 2008, of which the rent is due, which they left without giving any notice , reliance has asked for
termination letter copy , but there is no termination letter issued to
me so far.i have been asking for the payment  from  Mr.Naveen  Agarwal, now he has left the company and now reliance telecom is calling it a disputed matter and not paying rent , please help me with the procedure and court fees related to this case , property was at Satna(MP), agreement was of 11 months and Rs.5000 per month , i have all the records , emails , i am able not to pay very high court fees as one lawyer told me that i have to submit 12000 as court fees , please help me , i can gurantee  a decent percentage of the claim amount to lawyer who will handle the case along with the court fees and all .

Dear Kaushal,

 

You can file a suit for recovery of arrears of rent, and if the lessee overstayed in the leased premises, you are also entitled to the mesne profits enjoyed by it. As regards the court fees it would be calculated on ad valorem basis i.e it would be assessed as a fixed percentage of the amount of arrears to be recovered. Since the amount of arrears recoverable in this case is Rs.55,000, the amount of court fees calculated on an ad valorem basis would be Rs.1225.
