If there are 4 co-owners of a flat, viz A,B,C,D and if they want to transfer it to another family member E, would the correct option be release deed in favour of E or a gift deed from each individual member to E?

The E is the family member, the owners are A B C & D constituting four different individuals hence it is advisable for a gift deed only to avoid problems in the later stage due to release deed.
