Recover security deposit

Dear Reader,

Can anyone tell me what should be done in the following case.

I have been staying in Kochi for last 5 months in a fully furnised house for a rental amount of Rs 10,000/- per month. I have paid a 3 month deposit. In the month of october i had informed my landlord that I will be leaving the house in January since I have to go out of country on behlaf of my company's request. We had an agreement that before wvacating the house I should serve a notice period of 2 month. The advance amount is to be adjusted when serving the notice period. He said he will be deducting Rs 10000 for repainting and refurnishing. I am returning the house the way he gave it to me with no damage to his property. I told him if he find any defect or any thing damaged please let me know i will pay him for the same. He is reluctant for that and insists that he will not give me my money back as it is in the agreement.

Can anyone tell me what should be done in such a case?

If he goes by the agreement terms and conditions,you are helpless, but you can dispute the charges and quality of work done by the house owner with regards to painting and repair works done. Insist him to do the same in your presence.
