Only registered sale deed transfer legal  title and  thus there is no place for any confusion.

The Supreme Court has on November 20, 2023 emphasised that revenue records are not documents of title, as it set aside a Karnataka High Court's order and dismissed a civil suit decreed in favour of plaintiff on the basis of revenue documents, which were essentially fiscal in nature. Other documents used to establish ownership include the record of rights (document with details of the property), property tax receipts, and survey documents. However, these documents are not a government guaranteed title to the property, but only a record of the transfer of property

Very well explained by learned senior experts, I agree.

Revenue authorities / records have no bearing on title of a property.

Revenue records are not considered documents of titlle and do not confer ownership rights. It merely  raises a presumption in regard to possession.

Just registering a property  is not enough to prove legally own it, if the person selling property did not have right to sell then even a property  registered,  sale deed does not count much.

Respected seniors, my confusion is that no doubt revenue records are not the document of title, but how the registrar validate the revenue records to register the sale deed. However recent sc decision says that registered sale deed by itself proof of title.

To my knowledge, it is not mandatory that the revenue records be produced before registering the conveyance deed.
