Property selling

Hello ,

My grandfather passed away a decade ago, after which his property was divided into 3 parts which includes my mother and 2 uncles.

One of my uncle suggested that he pay my mother in cash in exchange to signing over my mothers share in his name.

My mom and dad accepted the deal . After a decade my uncle has arranged for the money now. He asked my mom to come over to his place and sign the registration after which he would pay the money.

My parents are not satisified with this deal and asks my uncle to transfer the money first to my mothers account after which my mom says she will get the registration done.

I want to know the regular procedure in such cases,

Will the registration be done first or the payment?

What hold will my parents have , if the registration is done and they dont recieve the money?

Similarly even my uncle can have the fear that once he transfers the money and , if suppose my mom doesn turn out for the registration what will be his state?

I have no idea as how to get this problem rectified. As far as I know , neither my parents nor my uncle would cheat each other, still they have the fear within themselves

Please give me some points to convince my parents and get my mother to get the registration done.

I do not want to convince my uncle in this matter, because he is already too much stressed after arranging the money.

So please could some one suggest a way to convince my parents in this matter.

Normally payment is done at the time of registration. And usually registrar asks seller, whether he has got payment.

What if the seller says that he/she has not received the payment yet.?

Also can any one please give me an idea   to convience my parents?

Resgistrar should not regsiter it unless legal ingredients/ formalities of sale are completed.
