Property gift

Sir I have a flat in surat and I wish it to give to my aunty my real mother sister. Sir so what is the best way to transfer property in her name with less fees shall I do a gift deed or registration and in both cases wt are the charges and which do not have any tax on me the flat is worth of 14 lakhs market price
