Property division

Sir/madam

we have a house made by a loan for which my mother and father were co borrowers. Now my father is no more and loan has been payed. We are two brothers and two sisters. The land is in the name of my father. Is this house and land be automatically transferred in the name of my mother or we all brothers(married) and sisters (married) are equally beneficiarry of this  property?

If we all are equally beneficiarry of this property how can this be transferred exclusively in the name of my mother?

Obtain death certificate, legal heir affidavit/certificate and submit to revenue office (patwari) for entry of names of mother and children as per inheritance.

Thereafter obtain Fard.

All children can relinquish/release/transfer thier share/rights in favor of mother.
