Property deal

Hi sir,

Recently I have short listed on flat through the broker, and have given 1lack token amount and both parties have signed on MOU (brokers receipt). After 15 day the seller told us that he wants to cancel the agreement and as he want sell some else for higher prices. 

As per the agreement it was clearly mentioned that if any of the party cancel the agreement they liable to pay the amount. In case buyer cancels the agreement he won't be getting the token amount and if seller cancels the agreement if has to give the double amount of the token value.

In my scenario the seller wants to cancel the agreement, so we ask for the amount as per the MOU. But the seller is denying to give the amount.

Can we go legally on the seller as we have only MOU (brokers receipt) along with 2rupee revenue stamp...?

Kindly reply as early as possible....
