Power of attorney to sell to the holder itself

HI,

   A father wants to partition his property and give one part of it to his son as gift, and sell another part.

He is in a city, 500kms away from the property, and cannot travel.

Now can he register a POA to sell, in the city's register office, in the name of his son?

Can the son with POA to sell, write one part of the property in his name itself as gift? and sell the other part? The gift and selling transaction will happen in the property's register office.

The father can gift half the property to son by gift deed which can be excecuted in the town in which he is resident.For registering it,he can give Special POA.A GPA for other half can be given to the son ,this GPA can also be given from the place he is resident.Certain formalities have to be completed at the Registrar's office at the place of execution.Again,where the property is situated,the Sub-Registrar has to be approached to duly accept the POAs after which the son can get his share transferred in his name and execute saledeed for the other half in the name of vendee(purchaser).
