Paying guest leasing agreement with owner

Sir/Ma'am,

My query is with respect to Paying Guest Leasing agreement. The model works on acquiring properties from First Party (Owner of Property) ( Person under operation to run property as PG as second party) for specific period under a rent agreement and thereafter leasing it out to a Third Party (The Paying Guest) under monthly rental according to space and services provided.
 
So, is it possible to do so without actually staying in the respective property as I believe this condition is a constraint ? Or can a person run multiple PGs by contacting with different Owners for their respective properties and sub-leasing them out as PG ?
 
I would be really grateful for your expertise assistance.
