Partition deed or release deed

My father had made a will(unregistered) that the property will be transferred to me(his son) but I have to pay my sister XXlacs. I approached a lawyer, he was of the few that since i'm paying XXlacs from my own funds and the will is unregistered go for a partition deed. A few days later, I approached another lawyer, who was of the view that pay your sister XXlacs and get a NOC from her and then register a Release deed as you don't need a probate in Bangalore for hindus. I'm seriously confused, and don't know who is right. Please help
