PARTITION DEED

Dear experts,

A partition deed was signed during the year 1994 or 1995 among 6 brothers and 1 sister for the properties left behind by their mother.  It was not registered.  Whether this partition deed can be used for obtaining 'patta'.  It has become a tough job to bring them together and get the partition deed registered.  What are the legal options available in front of them?

I heard that an Unregistered can also be considered as a Valid Document & we can use that for getting Patta. But if anyone oppose that Deed, then it will become Unvalid & only a Registered Deed will be Valid and also it will be the safest way to get it registered as now-a-days a lot of problems are arising with regard to Property matters .

I don't know whether i'm right or wrong - i wrote this with the knowledge i get through some others . So if anything is wrong, please correct it & give a Correct reply .
