Out of 10 cents 7 cent land without mother document and patt

Out of 10 cents 7 cent Land without Mother document and patta.

Also 3 cents has only patta, Tax and E.B paid bills.

 

Shall we buy this Land and after buying, can we get patta by providing Sale deed (1st registration) for this land.

 

Also Seller is living there for more than 30 years but Kalaignar patta is provided only for 3 cents out of 10 cents.

Also the seller says he will get that "Anubhavam" evidence from VAO and he says afterwhich we can get patta by providing that evidence we get from VAO after Sale deed is made by showing the deed to Tahsildar both Deed and Anubhavam evidence.


What can we do experts??? pls help me in this regard.

 

Can We buy only 3 cents but that also do not have Mother documents but has Tax receipts and E.B bills.

Or else can we buy full 10 cents...This property is in a village (Natham land) in Maraimalai nagar.

 

Your help is sought highly.

 

Contact some lawyers they said by seeing the patta they will whether to buy it or not. Not yet provided them the patta copy till now.
