Old chawl property transfer

Good Morning. I have a question to ask. My maternal grandmother has a room in old chawl owned by Irani in Mumbai Lower Parel. Its not slum. She willingly transferred the room to my father in 1995(Her Son-in-Law). My Maternal grandmother has two daughters including my mother. Subjected chawl building got dilapidated hence was vacated by MHADA (Housing board) in 2000. Building is vacated and demolished by Developer appointed by chawl committee. Vacation notice served on grandmothers name only. All imp documents such as room rent receipt, electricity bill, etc is transferred on my fathers name. now someone is suggesting we should do registration and transfer the room towards fathers name. pls suggest about registration requirement.
