Joint Venture construction

The person in our adjacent property wants to construct an apartment by combining our land. His land is 4200 sft and mine is 3400 sft. As per by laws you need a minimum of 6000 sft to costruct an apartment building of G+3. My property value is 90Lacs as of today. He proposes to give me 4500 sft of built up area in return and the land on undivided share. I feel he's trying to cheat.

What is the right process of getting into joint venture? what documents should I request from him? and how can I benefit to the best with the above details of my property that I've mentioned above? Please assist

Dear Mr.Adarsh

First you have see the land documents for the title aspect, if the documents are good then you can enter joint development agreement.

We have to see how much FAR (floor Area Ratio ) you can achievable on the land, on the basis of that you can calculate the built up area, then you will get acutal  ratio, on the same you can demand how much built up area you want or you can take cash component also.
