Irrevocable power of attorney

There are 7 persons naming as A, B, C, D, E, F, G in the 7/12 of a land which was suppose to give for development. In 1995 B, D, E, F, G gave power of attorney in the name of A & C for signing legal documents, development agreement, etc. In 2008 there was a development agreement which was signed by A. In July 2011 there is a death of D which was not informed to the developers neither the names of legal heirers of D were included nor a fresh POA was prepared. In November 2011 the stamp duty & Registration fees were paid & the agreement was registered with the Pratinyapatra(Affidavit or self declaration about all the 7 members are alive which is false) by A. In this situation please clarify the below doubts :

1. Is that POA is valid ?

2. C had neither given any POA to A nor has signed any documents, in that case can he get stay on the whole transaction.

The POA expires in case of death. When a principal who has granted a POA dies, his will becomes the authorizing document for an executor.

There is no will regarding this property by dead member
