Information on site transfer

Hello All,

 

I’m in a tight spot, I reside offshore currently. My spouse purchase a site in KR Puram, Bangalore sometime last year. Since we were away, he got his parents to Register the site in their names, Obviously we funded.

Now I’m looking at getting the names transferred. But my Spouse advised me that since the site falls under Village Panchayat, the name transfer can’t happen till something is built on that site to produce an electricity bill in the current owner’s name (his Parents).. Heard about gift deed , but I’m not for it, as first of all we purchased the property, secondly I’m aware that a gift deed can be challenging in court, not sure if this  kind of deed is still valid.

I’m not sure how I get the name transferred without building anything there, is there a bond/deed that can formed  to show that we are the current owners and we have the sole authority on that site.

Please pour in your suggestions. TA
