If conditional gift not reached conditions, who cancel deed?

We gifted land to a NGO for specific purpose and tenure is in three years mutually agreed, but NGO not responded till now, this is almost sixth year, no response for reminders from NGO. Now feel deed automatically cancel or mutually cancel or file a civil suit for cancellation?

A gift is valid and complete on registration. ... A deed of gift once executed and registered cannot be revoked, unless the mandatory requirement of Section 126 of Transfer of Property Act, 1882 is fulfilled.
