Request you to please guide as we are new to this process and in a serious urgency to finish this matter ASAP.
The residents of a pagdi system chawls are tenants of the owner, they may form a tenant association but this association has no legal standing with relation to the chawls. They are tenants and enjoy only residential occupation rights under the Maharashtra Rent Act 1999. The new owner can not increase the rent autonomously. There are certain criteria laid out in the Maharashtra Rent Act 1999 for any increase in rent and these are to be observed to the letter before the rent can be increased.
