Grand Father Own Property

My Grand Father has two childrens, One daughter and one Son (My Father). My Father has two wives. i belongs to legally wedded wife. My Grand Father has one self acquired property. first he wrote a agreement sharing his own property into 3 three (one for me and two to my father second wife children) after my father death i,e in 1998. but in 2005 my grand father gift registered the same self acquired to me. all the muncipal taxes. electicity bills are changed accordingly.

my question is if the second wife children goes to court by taking the agreement. what are the posibilities of the case. please advice. my grand father daughter supports me only.

Give particulars of agreement.  The language of agreement, whether it is duly stamped in accordance with your state's rules and prooperly registered or not.

Similarly, about gift deed also, tell us whether it is duly registered and the gift has been handed over to you (whether the possesion is given to you or not).

Agreement is written in telugu. after my father death, my grand father and some peoples near by my home are signed in bond papers as witnessess(50 rs stamp and 5rs stamp papers). these are not registered as per the state's rule.

My grand father is gift registered to me is according to state's rule . the registration is done in Andhra Pradesh registration office with photo's of both (my Grand father and me) and property is now in my control. all the rents are collected by me. property tax and electricity are in my name since the registration and today only new water connection is taken.

All the ingredients of valid gift are there and you are the absolute owner of the properties.  But who can stop any one to go to court?  If they go, even then, you will win for the reason that you have valid gift deed in your favour along with possession of property.  For confirmation, you may ask Mr. Visveshwara Rao, legal expert  on his PM for second opinion and on whom I have utmost faith.
