Sale deed title mismatch

Telangana Registration office is interpreting all below sale deed titles having same meaning of radhika buyer when traslating sale deed written in telugu to english

Please suggest your comments.

Note:Sentence 1,2 are reference where in first person is buyer and 2nd is reference

Sentence 3,4 are sentences which speaks about Rakesh buying the plot

2] ఆస్తి కొనుగోలుదారు రాధిక, రాకేశ్ యొక్క భార్య
3] ఆస్తి కొనుగోలుదారు రాధిక భర్త రాకేశ్

Show the document to a local prudent lawyer for proper analyses, guidance and necessary action.

There are many translators and their translation with such certificate is legally valid.  The sale deed includes several contexts including signatures for proper interpretation, and the sale deed is also supported by several documents in case of clarifications.  The purchaser is the lady and hence the husband's name was stated.   In case of male purchasers, the name of the father has to be mentioned.

2] The purchaser is the lady and hence the husband's name was stated --->Its only in case of reference. but  3,4 are sentences not reference to husband.

For a common man and ordinary, prudent level of understanding  Radhika is the purchaser, and to identify purchaser Radhika, her husband's name was mentioned.  By Any stretch of ordinary imagination, elementary knowledge, there was no mention that Rakesh, the husband of Radikha purchased the property.  If the purchaser is Rakesh, then in the ordinary sense, his wife is never mentioned in deeds and only his father's name is mentioned.

Contact local advocate and find whether he gets to your level of  interpretation

Sir,Can we say that both wife and husband are buyers I mean both have equal share

A deed can never be interpreted as we like and at our options.   When the sale deed specifically stated that the purchaser is Radhika  W/o Rakesh, no one can interpret legally that Radhika and Rakesh are purchasers.  As per sale deed, Radhika is an absolute owner, and her husband Rakesh is not entitled to ever a fraction of share leave alone half share.  The name of Rakesh is used for identifying several Radhikas and in this sale deed, the purchaser is that Radhika that is the wife of Raakesh and not any other Radhika.   Rakesh just means for identifying the purchaser and nothing else.

When the Registrar expressed a decision on his records, members interpretation may not help.

If you wanted to prevail on your argument, contact local advocate and file a declaration suit and submit your arguments that the deed means that the purchaser Radhika and Rakesh are eligible for equal share because it was stated in sale deed that Radhika was wife of Rakesh and who is Rakesh  (son of ..??) not mentioned as he is husband of Raadhika.
