I booked a flat and paid Rs 10 L as 20% of booking amount. Now I want to cancel the flat booking, Builder is asking 2.5 L as cancellation charges. As per builder sales application form says 5% deduction of flat value. In my case it becomes 25% of paid amount. Is there a legal way for this and settle for amicable penalty of deduction.

If the cancellation charges being asked are per agreement hat you accepted when you applied for the flat, then you have no recourse, IMHO.
Whether it is 25 %of the paid amount is irrelevant, as long a it is 5 % of the flat value that you booked.
