Conveyance of society

I am trying to buy resale flat . society is formed in 1990. builder and land owner had made conveyance deed but it has not been registered yet. Society has only Xerox copy of that conveyance deed . When I asked to flat owner he told me that due to non payment of stamp duty it has hold.they are trying to extract original copy. My question is that whether they get conveyance or not .if I buy flat then it will be impact in future. Please guide me.

What conveyance deed are you talking about? Is it sale deed? Please come with clear facts.

Thank you.

A conveyance certificate is a legal document issued by the builder or developer of a housing project that certifies the transfer of ownership of the land and building to the housing society. This document is required for the society to obtain a conveyance deed and full ownership of the property.

Conveyance Deed or Deemed conveyance is one of the important documents every society/apartment should have. It gives you the right of ownership of the land from the developer. However, we have seen that many societies are not aware of it (mostly old societies) and hence have never created those documents.

You obtain a legal opinion and proceed to purchase only if recommended
