Convert agricultrul land to non agricultural land

Hi Experts,

I am from Muzaffarnagar, UP. I have approx 6 acers of agricultural land in my village which is situated near main city (only 2 KM away). Most os the villagers have started to sell their land at a very high price. I don't want to sell my land to property dealers. Because initially, property dealers only pay 25% of the total amount & rest of the amount pays after 12 months ( or sometimes after 18 months). They convert it to non agricultural land & sell the plots at a very high rate.

Is there any way so that I can sell the plots in my land myself? Is there any procedure by which I can sell the plots in my land myself?

Without converting it into non agrl., land , you cannot make the plots and sell the plots. You can sell the plots yourself to anybody, it does not requires property delaers.

Could you please let me how and where should I apply to change my land into non agricultural land and what is legal process to do it? & how much is the fee to do this.

Or should I approach to someone / some good lawyer?

For conversion from agricultural to non agricultural and plot conversion you may have to approach the revenue department at the collectorate, where you will be guided with necessary formalities to be complied with.
