canceallation of lease deed

I intend buying a house which the vendor had earlier given it on rent under a registered lease deed.  This is reflecting in the EC of the property.  Eventhough the lease term  has expired and the lessee had vacated the premises I am inisisting that the vendor gets it cancelled in the registrar office which would nullify the earlier registered lease deed.  The vendor says my fear is baseless.  What should I do?

It is safe to get the deed cncelled,as it will expose a stigma in the title.
