Can i post pone registration of site purchased in kerala

I have planned to purchase a site in Kerala and given advance and final payment will be done in 2 months.  I would like to postpone the registration for a period of one year.  Is it possible, if so, what are the documents I have to prepare to make sure at the time of registration no problem should face.

Secondly, I should be able to sell for another person ,if required, my self.

You may get a gpa made but note that per rules that doesn't transfer any title and may be revoked on death of principal. So some elements of risk remain.

If you want to postpone the registration b one year, you may talk to the vendor about this and make an agreement to this effect and withhold 10% of the balance of sale consideration amount to be paid at the time of registration.  An endorsement to this effect may be made in the existing sale agreement at the backside of the first page of the said agreement.
