Buying property through gpa

I am Raj from tamilandu, planned to buy a house site near Chennai and requesting a help for genuineness of land records.

A Purchased a land on 1993 with a proper sale deed, and A has given a POA (Registered) to B on Feb 2006 and B sold a property with POA to C on March 2006 through sale deed (No Signature of A on sale deed), C is a father of B and C has returned the property to B through a settlement deed on sep 2014.

 Are any legal complications on this land records?

 Are any legal issues on buying a property with POA holder without principal owner presence and signature?

 As per LAW How many years of records (Encumbrance Certificate) to be scrutinized for purchasing the land or House site? 

 I am Hindu and planned to buy a land with Muslim, in this case what legal procedures to be followed?

All transactions appear to be legal, based on the facts narrated. No issue with POA holder signing the sale deed unless any of the terms of POA prohibits transfer of property to relatives of the POA holder. You need to look at 30 years of EC. Property transactions are not impacted by one's religion.
