Buying/booking a flat: need advice

Sirs, I am about to book a flat (pre-launch offer) next week.

It is a joint development between the developer and the owner.

The original owner is from muslim family.

The developer says, there are no disputes/discrepancy w.r.t the land, and it has been certified by his legal team. As soon as I pay some token advance he will get the sale deed & registration done in my name for the applicable portion/apartment space.

Now, I need to get it verified by my legal advisors.

Question going on in my mind is: are there any chances of disputes arising from his family members/successors, say some years later...?

Had heard in some discussion forums (don't remember where was it) that there is a separate muslim law for succession... so are there any chances that his successors come up some years later and lead to any dispute?

Dear Bharat,

            The possibility of future issues may  be identified by a lawyer expertised in property law , from the documents given by the developer.  It is always better to have a second opinion from a lawyer other than one of the builder/ Developer.
