Ancesters property- complex situation

Hi Experts,

I m from maharashtra. My Grandfather (expired)  and have two different property (1100 qr ft each).

he has four sons and 2 sisters,  out of 4 sons 3 are dead and only my father alive and 2 sisters alive.

both properties have all 6 peoples names according to rights.

my father living at   one of the  property  for last 40 years. other all other brother,s sons are livingt other property.

elder son's wife left home and disappeared. 2 sisters  are married and ready to leave both the property share

Now we suggested them following option

1) we can buyout other share of property  that we are living, will sell our share to them  for property the are living ----( in that case if they are ask for larg amount then wht?)

2) we can file case for justice/partition-

Note : for both properties - govt / home tax -charges we are paying only.

Is there rule/ act for living at one home 40 years  and have property share ...can file  for full ownership.?..... or cease there rights on property  if they are not maintaining home or  not going to do appeal to court for there share.

Please suggest possible- solutions
