Sale deed in name of unregistered society

Hello Friends.  

X has purchased property from his father in the name of chief Promoter of proposed co-operative Housing society. after his death his wife took search and found that no such society is ever registered. So after his death names of his legal heirs are recorded to the property. Now the Legal heirs are selling the property. So whether LRs are entitled to sell the said property?? Pls guide

1.  Any property transfer must be effected ONLY after a duly Stamp Duty paid Registered Agreement, to that effect is executed. 


2.  IF registered agreement is not available, THEN property should not be Purchased /Sold.
