No movement on appeal in high court for 10 years, advice pls

We had a property related case which was filed in 1997, and we won in the trial court in 2006. The other party appealed to high court in 2007.

The High court next transferred the papers back to trial court in 2009 with instructions that trial court should take it up on a priority basis as it is already 12 years old.

Next, Trial court once again issued judgement and a decree in 2010 in our favour. 

The other party once again appealed in 2010. It has been 8 years!! Isn't that abnormal? The status of the case says "Pending" ; Last Action taken: ADJOURNED; 

Last date of Action: 2014; Latest Order: Paper Book is accepted

Can you throw some light on what this all might mean, why the inordinate delay, what requires to be done from our side, was our lawyer incompetent, and what should be our recourse? Can we change the lawyer at this point? 

Will be grateful for a speedy response and your opinions.
