Is leave and license agreement to be registered in chennai

Dear Experts,

I want to let my house on rent in chennai. I am planning to use the LEAVE AND LICENSE agreement for this purpose and NOT a LEASE DEED.

I want to know if the LEAVE AND LICENSE agreement is valid in Chennai, Tamil Nadu? I searched the internet but there are no answers specific to Chennai....all links are majorly for Maharashtra only. So please let me if I can use the LEAVE AND LICENSE agreement in CHENNAI.....or if I should go with the LEASE DEED only.

Further, I want to let the house only for 11 months initially and the same shall be entered into the LEAVE AND LICENSE agreement as well. In this case, is it mandatory to REGISTER the leave and license agreement (or the lease deed as the case may be) in CHENNAI? Please help....its kinda urgent.
