Is it possible for the Patta to have any hidden conditions?

Dear lawyers Im buying a Patta land. It says land cannot be sold or alienated within 10 yrs It shd not be sold with collector permission to anyone other than an indian citizen Land is in tamilnadu. Given almost 40 yrs back. Please guide me

Prefer to obtain proper legal opinion from local counsel specializing in revenue/property/civil matters.

If the conditions attached with assignment/inaam/allocation of land  are violated, your title can not be good.
