1981 land query

Good Evening! 

There is a question which has been hovering in our minds past few years about a land my grandfather purchased on his and his wive's name. As we have no idea about land laws couldn't implement any action further. If possible could you please guide us if we can do something about it further or it's too late?

Question: The land is located in Hyderabad and purchased in the year 1980. There is a paper or (patta) on my grandparent's name stating that the land has been purchased from so and so. The land area is 2232 sq ft. The problem here is that everything is written on 30 rupees stamp paper in native language Telugu and signed by authorities in the year 1981. However, the land is not registered at gram panchayat or no further action had been taken on those papers. Is it possible to do anything regarding this? Thank you in advance for your time.

Get Encumbrance certificate from e-seva/meeseva centres about your grand father property. All the details of any transaction on the property will be listed in it. It is important for you to get this certificate if you plan to buy the property or take a home loan.

An encumbrance certificate is evidence that the property in question is free from any monetary and legal liabilities. It is evidence that the property can be sold as a free title and the ownership will come to you without any associated baggage.

This is a document that you will be able to procure from the registration authority’s office.

It is your assurance that the property you are about to invest in is clear of any legal dues and has a marketable title.
