Name removal in registry.

I purchased a plot in Lucknow with one of my friend (no blood relationship) but now I want to remove my friend name in the registry so that I can become the sole owner of the property. What will be the procedure for this.

Your friend shall execute a release deed for his joint right over the property in favour of your self for a consideration for his right as mutually decided by both of you and get it be registered in Registrar Office

Sorry didn't get what exactly mean by release deed? Do you mean to say that I need to pay stamp duty and registry charges as per my circle rate again for my half plot?

Can you please explain in details?

Because:

1. I don't want that he claim anything in near future.
2. Want to take construction loan from bank.
3. I'm not involving any financial transactions as of now.

Nominal registration fees is charged in a release deed.

One should tread carefully in property matters.
Litigation can be stressful, protracted and costly.

If one of the party becomes adamant he/she or his/her lawyers can pull the matters upto Apex Court.

Then one has to be content with decision of court of law.
