What are benefits of entering into tri party tenancy agreement with landlord or is it not necessary to enter into registered tenancy agreement if landlord is ready to issue rent receipt in my name without any agreement

If tenancy agreement is registered your righ t to stay in the the landlords property gets fortified and he can't evict you on flimsy grounds. You get incorporated in the tenancy agreement that landlord fix a Fair rent and you should not be evicted on sly and you'd not commit default in payment of monthly rental sums.You approach Rent control court for fixation of fair rent forr a particular period say 5 years so that until after 5 years landlord wouldn't get any rights to evict you. Then only he can hike the rent.

Rent agreement is the document containing terms and conditions between tenant, used in case of any difference / dispute and the rent receipt is the proof of rent paid by the tenant for the rented premises.

Sir If I enter into agreement with landlord then I think I will have to pay market rent which is very high compare to the rent which is I am paying which is rs 300 per month
And landlord is ready to issue rent receipt of rs 300 per month

You can assess pros and cons as per your need after discussion with your lawyer mentioning full situation and finalize accordingly.
