Who can sell

my grandfather has passed away five years ago. my grand father has one daughter and a son .my question is ,a five acre property  should be sold .so who can sell it to a third party

1)my only is eligible to sell

2)only my father sister is eligible to sell

3)both must sign to sell it.

    as the patta (land documents) of that lands belong to my grand father. can my father or his sister or only both  can sell

The daughter and son of your grand father, have equal rights over the property, if it is not divided. If you are a branch of any one of them, you are having limited liability from the share of either both of them, but not on total property.
