What is requirement for selling land in gujrat

My father owns an land in Gujarat jointly with his elder brothers wife,as she is bedridden she has given an power of attorney to her son .as my father is also not keeping well he wants to execute an power in my name so as to sell the property. Would this be valid? If not what would be the requirements to sell the property.
