Validity of gram panchayat approval for residential flats

Hi,

I'm in Bangalore. I'm planning to buy a residential apartment on Sarjapur Road. But the builder is saying that only Gram Panchayat has given the approval. Can I go ahead with this? I've read in some forums that Gram panchayat approval is not legal and there is a chance that the property might be demolished in the future and that there are only 3 authorized approval agencies in Bangalore (BDA/BMRDA/BBMP).


The builder is saying he will get BMRDA approval for the property but it will take time. This apartment is 200m inside from the main road. There is also another apartment on the main road within the same complex by the same builder that has BMRDA approval. The builder says since it is on the main road, it has got BMRDA approval. But since the apartment that I'm planning to buy is little away from the main road, conversion to BMRDA approval will take time.


I'm confused whether I should go ahead with the purchase. Kindly advise.
