Usa of common area in a leased house

I am staying in a leased house for last 2yrs. My initial lease was for 11months, after which my landlord and me agreed to extend it for one further year. I have sent him 11 post dated cheques as he resides out of station but as of date the new contact has not been signed. We are in the second month of the new contact period. Now the appartment has 8 more flats apart from which i am leaving, which are owned by my landlord's relatives. They are preventing me from entering the terrace for drying clothes. Though it was verbally agreed with my landlord that i can use the terrace for drying clothes. Anything specific is not written in the contract paper in this regard. Now my question is can the other owners restrict me from using the terrace, terrace being a common area? Can the landlord evict me without notice as the new contact has not yet been signed? I am paying him on a fixed date every month by cheque and i have proof of that.
